From design to construction, what awaits you is a lengthy but rewarding journey that will bring your dream home to life. Each choice you make will determine how your future home will turn out. Consider your expectations and needs and build a home that supports your lifestyle and becomes the safe abode where your family can live, love and laugh. To avoid any roadblocks down the road, make sure to acquire all required approvals and proceed in a legally compliant manner.
Building Covenants
Building covenants are legally binding rules that impose restrictions or obligations on how a property can be built or modified. Within your chosen development, certain covenants would be in place. It is essential to be informed about those and design your home accordingly.
Building covenants dictate several factors like –
- Minimum or maximum dwelling size
- Approved construction materials and colours
- Roof pitch or height restrictions
- Fencing types and locations
- Landscaping requirements
- Prohibition of specific structures (e.g., sheds, secondary dwellings)
Council Approval
Beyond abiding by building covenants, your house design should also comply with regulations set by the local council or shire. As your land developers, we will oversee the design process and ensure compliance with local shire regulations to smoothen the approval process. We will guide you at each stage of the design process and provide quick approval without the need for any reiterations.
Approval Process
Ensure a smooth and hassle-free home-building process by securing all necessary approvals. Once that is out of the picture, you can dive into the design and building process and see your vision come to life. Here’s the step-by-step approval process explained –
Design
Work with your chosen builder, designer or architect to develop a plan that best accommodates your expectations and desires while aligning with building covenants and local council regulations.
Developer Check
You can share the preliminary design with our Design Review Panel, and we will align it with the governing covenants and regulations to ensure full compliance. If all is clear, your design plan will be approved, and if not, we will guide you through the required alterations.
Development Application
After your plan receives approval, your design team can begin preparing the Development Application (DA) for submission to the local council overseeing the estate.
DA Submission & Approval
The prepared DA will be submitted to the local council, along with required technical reports and design plans for approval.
Construction
The DA approval is your green light to jump into the construction work. You can start the project without any further delays.
Prioritise the Interiors
Interior designing is about a lot more than just decorating your home. It is about enhancing the functionality and aesthetics of your living space and aligning it with your preferences and lifestyle needs. From maximising space and improving comfort and liveability to building a home that reflects your style and promotes overall aesthetics, interior design can go a long way in helping you create your dream home.
Common interior design components for a residential promise include –
- Furniture
- Lighting
- Flooring
- Walls
- Colour scheme
- Windows and treatments
- Storage solutions
- Accessories and decor
- Open space and outdoor areas
- Greenery
- Kitchen and bathroom design
All these elements together determine the look and feel of your property. Carefully consider all these elements and design a home that becomes a perfect retreat and abode for you and your loved ones.
Home Construction Process
You have translated your vision of a dream home onto paper. Now it is time to bring it to life. You have the design, and all the approvals are ready; the construction process can begin in full swing. The construction process involves five stages; here’s an overview of them all –
Foundation Stage
Your home's foundation is carefully measured, poured, and levelled, creating a solid base for the entire structure. Under-slab drainage, footings, moisture barriers, and termite protection are also installed during this phase. This process typically takes 1 to 2 weeks to complete.
Frame Stage
The frame stage is undertaken over the course of 3 to 4 weeks, and during this period, all internal and external frames for doors and windows are laid, and the structure will begin to take shape. The conduits for electrical, plumbing, cladding, insulation, and the roof frame will also be installed.
Lockup Stage
During the lockup stage, the house is sealed from elements by installing walls, roofing, windows, and external doors. The basic framework of plumbing and electrical systems is completed during the 4- to 8-week.
Fixing Stage
Internal fixtures and fittings are installed during the fixing stage, which lasts for around 4 to 6 weeks. It covers plastering and painting of walls, installation of cabinetry, skirting boards, and architraves and fitting of internal doors, sinks, and baths.
Completion Stage
Adding finishing touches to your home will take 1 to 3 weeks. It covers final installations, such as flooring, light fittings, appliances, and external work, like landscaping, driveways, and fencing.
It will end with a final inspection to ensure compliance with regulations and standards, and you will be ready to move in.
